What is open, what moved, and what is still a date

More than a thousand keys are promised between 2026 and 2029. The useful comparison is smaller, and it is already in the past. In 2025 the bed stock grew 4.3 percent. Nights grew 2.4 percent. The average stay fell to 6.97 days, down 5.6 percent. More beds, shorter visits, nights that do not keep up. That is why a new house opens into packages. One hundred and seventy-nine resorts were operating on the first of July 2026. The lagoon did not get larger.

The names below are not one argument about who the Maldives is for. Each one is a different fact: open, reflagged, or still a date.

The ones that rewrite the file

Rah Gili, South Malé, seventy-four villas, opened early in 2026 under the local Six & Six name. Mandarin Oriental Bolidhuffaru is three islands and a hundred and twenty villas, twenty minutes by boat, filed as 2026 or 2027 — a debut that prices the seaplane out of the stay. Mondrian is not a new island. On 26 September Ennismore said it was taking Mövenpick Kuredhivaru in Noonu: seventy-two overwater pool villas, thirty on the beach, three residences. The old file said October and a hundred and two keys. The new note says 2026. Bulgari Ranfushi, Raa, fifty-four villas, Niko Romito in the restaurants, was October 2026 in the July brief. On 23 September Bulgari's own page moved it to 2027. The date has moved twice. Treat it as provisional until a reservation exists. Rosewood Ranfaru, Aman, Capella and Baccarat sit in 2027, and Capella is already the market's most delayed name. A postponed opening is not a maison refusing to discount. It is a date. Above the global flags sits a smaller shelf: Cheval Blanc, Soneva, Velaa, Joali — about five hundred keys, one and a half percent of the beds, an outsized share of the rate headlines. The rack rate there is a published statement. A package at a debut is a different instrument, on a different house, in a named year. One does not prove the other.

How to book a debut

The Office is plain about how a debut is sold: deep packages are the standard entry for 2026 and 2027, a market norm, not a confession that the house is weak. In two or three years the same room is expected to cost more. Book Mandarin Oriental if the point is a boat, not a seaplane. Book Mondrian if you want the social island that used to be a Mövenpick; do not book it for the silence next door. Leave Bulgari until the month stops moving. Leave Rosewood until there is a rate, not a rendering.
